Another apartment complex could be coming to the quickly-growing city of Maitland if developers get their way.

Epoch Properties is proposing a new 293-unit retail and apartment complex at 851 North Orlando Ave.  just south of Maitland Boulevard.

The nearly 6-acre parcel of land currently houses a former lumberyard and borders the Maitland Sunrail Station. The name for the new complex would be “The Maitland Station.”

Some residents say "less is more" when it comes to development in the area.

“It’s already congested as it is," said Constance Evans, who lives and owns a business less than a block from the area. "We’re in small quarters here with the train and how close we are to the train and an apartment complex I think would just be too much.”

Late last year the city of Maitland approved apartment and retail space less than a mile south of the “Maitland Station” at the former Winn-Dixie location near City Hall.

“There are a lot of apartment complexes around here that you really notice when you’re on the train. They’re at least three stories high. It’s becoming like a little mini city,” said Patty LaMontagne, who takes the Sunrail to work every day from the Maitland stop.

However, other residents say apartments are not what is needed in the area.

“Family restaurants. A place where you can go in and sit down and have something to eat. There’s nothing like that here,” said Maitland resident Jerry Schwartz.

Epoch Properties will present their ideas in front of the Maitland Planning and Zoning Board on Thursday at 6:30 P.M. at City Hall. The public is invited to attend.
